* Agency – Irrevocable power of attorney – Executed by all landowners for sale of land – land owner also parting with their power in favor of attorney holders – no need for power of attorney holder to obtain consent from heirs and legal representative of deceased land owners – more so, when there was no express contract for termination of agency.

* Owner gave irrevocable Power of Attorney to sell lands – one of the owners had died when sale deed was executed by Power of Attorney Holder – Held, there was no need for power of attorney holder to obtain consent of heirs as the deceased “had already parted his power of execution of the sale deed in favor of Power of Attorney Holder.
